Overview
Townsville Breakwater is an established and successfully operating 278 berth marine based facility strategically situated adjacent to the esplanade area know as the Strand, the Breakwater Casino & Convention Centre and the lowest reach of Ross Creek adjacent to the port of Townsville at Cleveland Bay on Queensland’s northern coastline. Townsville and the sister City of Thuringowa are located between the two northern centres of Mackay (approximately 320 km to the South) and Cairns (250 km to the north) and some 1,060 km north of Brisbane. The Marina comprises 4,348 square metres of dry freehold land and 14.8882 hectare seabed lease schedule to expire in 2063, has a blanket approval for a maximum of 700 berths.
The existing 278 floating berths consist of 158 leased berths (Leases expiring in 2022); and 120 owned berths which are included in the “Breakwater Pacific” rental pool. An Additional 26 berths located adjacent to the north eastern Marina revetment wall are separately owned by the “Breakwater Quays” residential development and while not generating any rental income for the Marina business do contribute to the overall Marina operating costs under a pro-rata scheme arrangement.
The current proposal is to refurbish and extend the existing marina by constructing 156 new berths plus build a further 24 berths to be incorporated with the adjoining “Breakwater Villa” development.
As part of the refurbishment and extension of the Marina, administration and amenity buildings are to be constructed on dry land adjoining the Marina. When complete these improvements will provide new marina administration facilities and amenities including chandlery, laundry, toilet, storage and associated car parking facilities.
